Recent Sale or Transactions at Sierra.

Any resident sold his unit recently. Pls state how much so the rest of the residents would know the fair value for Sierra. Agents can also pls advise.

I think there are very few units left for sale here. So what are the present asking values or transacted sale prices. Have we surpassed 400k yet for renovated units?

i do not think we have passed 400k yet.
i asked the bank value and it is around 330k

Don't be afraid to ask for higher. If everybody stands firm on their price, they will get it. Agents may tell u that buyers cannot get valuations for loans etc. That's all rubbish cos historically it has always been proven that valuations always follow after transacted prices.

Can anyone still find me launches with prices below 400k these days? I'd be interested to invest. Even 500 sq ft studio sells for more than 400k these days. So if u don't ask for higher, it's your loss & u are doing yourselves a disservice! Just my 2 sen.

400k nowadays is chicken feed! Material cost, labour, land & developmental costs have gone sky high. Even 1M affordable housing will be more than 400k!

Yes. Those who stay on and are committed to help things improve at Sierra will reap its rewards later. 450k before 1st quarter of next year is achievable. But it all also depends on political climate & stable economy. New launches & higher prices due to costs will also naturally push up our values.

bro,in BK, FREEHOLD even more than 10 years houses also cannot find below 400k!

Yalor, my friend house opposite SR in BK5B, the rooftops we always see also go for 650 to 700k! last time 10 years ago he bought only 265k!!!

So for SR now, if anything below 400k, sellers should stick together & NO GO!

in iProperty there is no less than 360k..
i think 350k is very hard to find nowadays even a basic unit
