if 400k can get 2 car parks also ok.

400k maybe low floor with 2 covered car parks can get. Higher floors with 2 covered carparks definitely hiher than 400k. If with reno some more <430k depending on quality & fittings.

anyone gives me 460k i will sell it to him, provided he allows me to rent back from him for at least 1 year, while i renovate my other place!  

But i the bank value for SR still below 400k. Unless can get a very good valuer to get high value.

Bank value is one thing, whether the seller is willing to part with his property at bank's value is another thing. I doubt that at Sierra there are still a lot of highly motivated sellers. The remainder can afford to play with time and watch values go higher.

Btw my reno alone more than 50k and I've already obtained 380k soft valuation based on basic unit for refinancing purpose. U may be able to obtain a higher valuation for a new principal purchase.

Of course if I'm really selling I would be asking for a premium cos I see a lot of future upsides and potential for this area. Lrt, Skip and kidex highways are all in the works. Rimba nearby, Duet Residency and 8 Kinrara recently launched at 650psf will push our cap appreciation higher definitely.

I really don't think that there are any sellers with full reno who would sell below 430k right now. But pls check iprop & best of luck on your hunt!

Nolah don't think i will sell. Even if buy house will keep this place. After retire already can move back to stay & enjoy fresh air. By then got LRT & Bukit Jalil City also come up already. This place will be very 'ong' or vibrant I tell u!

What is the latest transacted price for SR now? Anyone knows? Asking price on iprop breached 500k!?

With rising costs and good location, Sierra units should ask for minimum 500k for basic units.

Now that the BK5 LRT is operational, opposite Giant Kinrara, prices for SR should come with a premium!

I'm also saying YES to a 500k minimum price threshold for bare unrenovated units!
